Estate Cleanout
What Is Included in an Estate Cleanout Service?
An estate cleanout clears everything left in a home so it can be sold, handed to an heir, or returned to a landlord. This includes furniture, kitchen items, boxes in the garage, and clutter built up over many years. We sort as we go, so nothing you want to keep leaves the property by mistake. A cleanout can cover one room, a garage, or a full house near the Plaza or out past Agua Fria. The size of the job sets the price, not the address.
Compassionate Support
Can You Clean Out a House After Someone Passes Away?
Yes. This is one of the most common calls we get in Santa Fe. Losing a parent or a spouse is hard enough without also facing a house full of decades of belongings. Our crew works at your pace, not ours, and never rushes a family through a room they need more time in. There is no judgment here. Only help.
Inherited Properties
Can You Help with an Inherited Home or Probate Property?
Yes, including homes going through probate. New Mexico probate courts handle most estates without a lawyer, and the state publishes free self help checklists for the personal representative at nmcourts.gov. We are not attorneys, so we cannot advise on the legal side, but we work around whatever stage the estate is in. We coordinate with the executor by phone or text, work from a key left with a neighbor or a realtor, and send photos so out of state family knows what happened.
Senior Services
What Is Senior Downsizing?
Senior downsizing means clearing a home so someone can move into a smaller space, an apartment, or a senior living community. It also covers getting rid of what will not fit the next place or is no longer needed. Most of what is in the house needs a decision, not just a truck, so this usually moves slower than a normal junk pickup.
Simple Process
How Does Senior Downsizing Work?
It starts with sorting through what is going to the new place and what is not. Some seniors are moving out completely. Others are staying in their own home but want it easier to live in, which usually means clearing a garage, a spare room, or years of stored items so hallways and closets open back up. We work around the sorting at whatever pace it takes, then clear out everything marked to go.
For Families
How Do I Help a Parent Downsize?
Start with one room, not the whole house. Most families get stuck trying to sort everything at once. Ask your parent to point out what they want to bring with them first, since that choice should stay theirs. Once that part is settled, call us to clear out what is left, on a schedule built around move in day.
Senior Moving
Can You Help Seniors Move to a Smaller Home or Assisted Living?
Yes. A move into a community like Las Soleras, Brookdale Santa Fe, or El Castillo usually means going from a full house down to one room or a small apartment. We clear out what does not make the move on your schedule, whether that is the same week or after the move is already done.
Sorting Guidance
How Do I Decide What to Keep, Donate, Sell, or Dispose Of?
That choice should stay with your family, not our crew. Before we arrive, sort items into four groups: keep, sell or donate, heirlooms to split among family, and everything else. Set aside anything you are not sure about. Once the sorting is done, we clear out what is left.
Transparent Pricing
How Much Does an Estate Cleanout Cost?
Price is based on volume, how much space your items take up in the truck, not by the hour. Most jobs in Santa Fe cost between $75 and $375. A full estate or property cleanout usually lands at the higher end, depending on how much is inside. For comparison, the City of Santa Fe’s own bulk pickup program is limited to eight cubic yards, charges $50 plus $10 per extra yard, and takes a couple of weeks to schedule (santafenm.gov). That works for a curb pile. It does not work for a full house. We confirm your price before we start. No surprise fees once the truck is full.
Timeline
How Long Does an Estate Cleanout Take?
A single room, garage, or storage unit is usually done in a few hours, often the same day you call. A full estate takes more planning, sometimes a walkthrough first, and can run a full day or spread across a couple of visits depending on size. We give you a real timeline once we know the scope, not a guess.
Full-Service Cleanout
Can You Handle the Entire Cleanout from Sorting to Removal?
Yes. Tell us how much you want us to do. Some families want us to sort room by room and set items aside. Others have already gone through everything and just want it hauled. Either way, one call covers the whole job, from the first walkthrough to the last sweep of the floor.
Items We Remove
Do You Remove Furniture and Appliances?
Yes, along with mattresses, boxes of clothing, kitchen items, garage and shed contents, tools, and old electronics. Refrigerators and other units with coolant need extra care under EPA rules for refrigerant recovery, which we follow on every pickup. Ask if you do not see your item on this list.
What we do not remove: personal keepsakes, photos, documents, and jewelry, since that choice should stay with your family. Firearms and safes need separate handling for legal reasons. Items with a title, like a car or a boat, need a transfer of ownership first. Hazardous material, such as paint, chemicals, or old medication, needs its own disposal path.
Responsible Disposal
What Happens to Items Removed from an Estate?
Everything is sorted before it leaves the property. Usable furniture and household goods go to local donation groups. Metal and electronics go to the Buckman Road Recycling and Transfer Station, run by the Santa Fe Solid Waste Management Agency. Only what truly cannot be reused or recycled goes to the Caja del Rio Landfill.
Donation & Recycling
Can You Donate and Recycle Unwanted Items?
Yes, and this happens by default, not as an extra charge. Furniture and household goods in good condition go to donation. If you plan to claim a tax deduction, the IRS requires donated items to be in good used condition to qualify (see IRS Publication 526). Metal and electronics are recycled. Yard waste is handled on its own.
Know the Difference
Estate Cleanout Company or Move Manager? What Is the Difference?
A junk removal company like ours clears out and hauls away items. A move manager plans and organizes an entire move, including packing, floor plans for the new home, and unpacking. An estate sale company sells items in the home before it is cleared. Some Santa Fe families need only one of these services. Others need two. If you are not sure which one fits your situation, call us. We will tell you plainly if a task falls outside what we do, and point you toward someone local who handles it.
Our Process
How It Works
- Call, text photos, or walk us through the property.
- We set a time that works for your schedule.
- You point to what stays. We sort and haul the rest.
- We sweep the space clean and sort everything for donation, recycling, or disposal.
Local Santa Fe Crew
Serving Santa Fe Neighborhoods and Landmarks
We work in adobe homes and casitas across Santa Fe, from the historic Eastside near Canyon Road to family homes in Eldorado, Las Campanas, Tesuque, Casa Solana, and Agua Fria. We have cleared garages near Santa Fe Community College, estates off Old Pecos Trail, and properties close to St. John’s College and the Institute of American Indian Arts. Whether your family calls this city The City Different or just home, we know the streets, the narrow hallways, and the older adobe construction that make a Santa Fe cleanout different from a cleanout anywhere else.
